Longs is a fast-growing area in northern Horry County, SC, just inland from North Myrtle Beach. Buyers come here for new construction, larger lots, and lower prices than homes closer to the ocean. I'm Danielle King, a REALTOR® with Realty ONE Group Dockside, licensed in SC and NC. Here's what you should know before you buy in Longs.
Longs is in Horry County, South Carolina, along SC 9 and the Carolina Bays Parkway (SC 31). It's an unincorporated community, which means it isn't a city with its own government. It sits a few miles south of the North Carolina line.

Prices rose about 5% over the year, and sales jumped 39%. Homes still take close to four months to sell on average, so buyers often have room to negotiate. The year-to-date median through August 2026 was $310,000.

Longs has no city tax because it's unincorporated. You pay Horry County and school district taxes, plus any fire or special district fees. South Carolina also taxes homes by how you use them:
I can help you estimate taxes for the exact property before you make an offer.
Some areas can. Homes near the Waccamaw River, creeks, and low ground have flooded in past storms. Many neighborhoods sit on higher ground. Check the flood zone and the property's flood history for every address, and get an insurance quote during your inspection period. I pull the flood zone and any elevation certificate for you.
