What is the Brunswick County housing market doing right now?
Homes are still selling at close to asking price, but they are taking longer to sell than a year ago. That makes pricing right from day one more important. Your town and price range can look different, so ask me for numbers on your street.

Seller questions I hear most
How long does it take to sell a home in Brunswick County NC?
Homes here spent about 95 days on market in August 2026. That's longer than last year. Price, location, and condition all change that number. A well-priced home in good shape usually sells faster.
Who handles the closing in North Carolina?
A closing attorney handles the closing in North Carolina. I work with the attorney's office from contract to closing day so you know what to expect.
What costs should I expect when I sell a home in North Carolina?
Most sellers pay the real estate commission, attorney fees, and North Carolina excise tax. The excise tax is $1 for every $500 of the sale price. Commission is always negotiable, and I'll walk you through my service options before you sign anything.
Do I need to fix everything before I list?
No. Some repairs pay you back and some don't. I'll walk through your home with you and point out which is which.
What paperwork does North Carolina require from sellers?
Most sellers must fill out the Residential Property and Owners' Association Disclosure Statement. If your home is in a flood zone, having an elevation certificate ready helps buyers get insurance quotes faster.
I live out of state. Can I still sell my North Carolina home?
Yes. Lots of homeowners here live out of state. Documents can be signed from home, and the closing attorney can often handle a mail-away closing. Ask the attorney early about any tax forms that apply to sellers who live out of state.
Can I sell my home and buy another one at the same time?
Yes. If you're buying here, I handle both sides for you. If you're moving out of the area, I connect you with a trusted agent where you're headed. Then I work with them on your timeline, so your sale and your purchase stay in step. You get one point of contact and fewer moving parts. My goal is a smooth move from your old home to your new one. I work to keep it as stress free as possible.
Should I sell first or buy first?
It depends on your money, your timeline and the market. Selling first means you know your budget and don't pay two mortgages. Buying first means you only move once, but you may need a loan that lets you buy before your home sells. I walk you through both options, and a lender can tell you which one works for you.
Can I stay in my home after it sells?
Often, yes. You can ask the buyer to let you stay for a short time after closing. This is written into a separate agreement that both sides sign. It gives you time to move without rushing.
What if I'm moving out of the area?
I connect you with a trusted agent where you're headed. I share your needs and timeline with them, and we stay in touch until both closings are done. You don't have to search for an agent on your own.
Can I make my offer depend on my home selling?
Yes. This is called a home sale contingency. It protects you if your home doesn't sell in time. Some sellers won't accept it, so I help you decide if it makes your offer weaker in that market.
How do I time both closings?
We set the closing dates close together, and sometimes on the same day. Your sale money then goes toward your purchase. I work with both closing attorneys and both lenders so the dates line up.
Do I need to talk to a lender before I list?
Yes, if you plan to buy. A lender can tell you what you can afford and if you can buy before you sell. Knowing this early helps us choose the right plan from the start.
How does Danielle's commission work?
You choose from five marketing tiers, starting at 1.75%. Each tier comes with a set list of services. They start with the MLS listing and professional photos and go up to staging and premium online ads. The tier you pick sets your listing fee. Buyer agent pay is separate. Commissions are negotiable and not set by law.
Why work with Danielle?
Before real estate, I spent years as a dental practice manager negotiating insurance payments for patients. Before that, I worked 20 years in high-end restaurants where service came first. I bring both to every sale.
