THE SHORT ANSWER
Southport is a historic waterfront city in Brunswick County, NC, where the Cape Fear River meets the Atlantic. Buyers come for the walkable downtown, the marinas, and the easy ferry rides to Bald Head Island and Fort Fisher. I'm Danielle King, a REALTOR® with Realty ONE Group Dockside, licensed in NC and SC. Here's what you should know before you buy in Southport.
Southport is in Brunswick County, North Carolina. It sits at the mouth of the Cape Fear River, across the water from Bald Head Island and Fort Fisher.
| Southport market snapshot | Number | As of |
|---|---|---|
| Typical home value | $418,219 | July 2026 |
| Median list price | $511,000 | July 2026 |
| Median days to pending | About 45 days | July 2026 |
| Sale price vs. list price | About 97% | June 2026 |
Typical values rose about 1% over the past year. Homes sold for about 3% under list price on average, so buyers have some room to negotiate. Prices swing a lot by location. Historic downtown and waterfront homes sit at the top. Neighborhoods a few miles inland cost less.

Tell me your budget and must-haves. I will send the homes worth seeing and the recent sales behind each price.
St. James Plantation is next door, but it's its own town with its own HOA and amenities.
Maybe, but plan ahead. Homes in Southport's historic district usually need city approval before exterior changes, like new windows, siding, porches, or additions. Ask for the rules before you make an offer if you plan to renovate.
For fiscal year 2026-27, the Brunswick County rate is $0.34 per $100 of assessed value. The City of Southport lists its current rate at $0.31 per $100. Together that's about $0.65 per $100.
For example, a $400,000 home in city limits pays about $2,600 a year in combined county and city property tax. Homes outside city limits pay the county rate only, plus any fire or district fees.
Some areas can, especially low streets near the waterfront during storms and very high tides. Other parts of town sit higher. Check the flood zone for every address, ask the seller about past water, and get a flood insurance quote during due diligence. I pull the flood zone and any elevation certificate for you.
Downtown Southport has shops, restaurants, and a riverwalk along the water. Boating and fishing are a big part of life here, with several marinas in town. Southport hosts the NC 4th of July Festival each summer. The town has also been a filming location for movies, including Safe Haven and I Know What You Did Last Summer.
Public schools in Southport are part of Brunswick County Schools. School assignments are based on the home's address. Check the address with Brunswick County Schools before you buy.

Many buyers like Southport for its walkable downtown, water views, and small-town feel. It depends on what you want day to day. I can walk you through neighborhoods, prices, and flood zones so you can decide.
About 45 minutes by car. You can also take the Southport to Fort Fisher ferry and drive north from there.
The passenger ferry to Bald Head Island leaves from Deep Point Marina in Southport. The island is mostly car-free, so most owners get around by golf cart.
Yes. Condos and townhomes come up in and around Southport. Review the HOA fees, rules, and insurance before you commit.
Some buyers do. Vacation rental searches for Southport are among the highest in Brunswick County. Check city rules and any HOA limits for the exact address first. I help investors buy, but I don't manage rentals. See my short-term rental investor guide.
