Bolivia, NC is a small, quiet inland town that serves as the county seat of Brunswick County. Homes here cost significantly less than the nearby beach towns, the land parcels run larger, and you are still within a short drive of Holden Beach, Sunset Beach, and Ocean Isle Beach. If you want coastal Carolina living without paying coastal prices, Bolivia is worth a serious look.
Bolivia sits in the heart of Brunswick County, roughly 18 miles southwest of Wilmington and about 30 minutes from the nearest beaches. It sits along US-17 and NC-906, which makes getting around the county straightforward. The town itself is small, but the surrounding area includes several established planned communities with their own amenities. You are close to Shallotte for everyday shopping and dining, and the Myrtle Beach metro is accessible from the south.
What Bolivia is not: a tourist destination. It does not have a boardwalk or a restaurant row. What it does have is space, mature trees, lower density, and a pace that a lot of people moving out of the Northeast specifically want to find.
According to RPR data from May 2026, the median sold price for single-family homes in Bolivia is $367,925. The median estimated property value sits at $369,380, which has held steady with a slight uptick of 0.3% over the prior month. Over the past 12 months, values are down about 4.9%, which reflects the broader Brunswick County correction from the post-pandemic run-up rather than anything specific to Bolivia as a location.
Active inventory in May 2026 stands at 246 single-family listings with a median list price of $363,500 and a median of 79 days on market. Homes that do go under contract are selling at 98.89% of list price, which tells you sellers are pricing close to market and buyers are not leaving much on the table.
Months of inventory sits at 5.35, which is near the lower edge of a balanced market. That number has dropped 7.3% over the past year, meaning supply is tightening even as buyer activity stays measured.
Bolivia's housing stock ranges from entry-level ranch homes in smaller subdivisions to larger custom builds in gated planned communities. The median living area for active listings is right around 1,967 square feet, and the median price per square foot is $201.
At the higher end, communities like Winding River Plantation on the Lockwood Folly River offer custom homes, a 27-hole golf course, a riverfront club, and a private oceanfront beach clubhouse at Holden Beach. Palmetto Creek is another amenity-rich community with a pool, clubhouse, and nature preserve setting. River Run Plantation offers a gated environment with marina access. These are the communities that draw buyers who want the structure of a planned neighborhood but do not want to pay oceanfront prices.
If you are looking for something more straightforward, there are also smaller subdivisions and resale homes throughout the Bolivia zip code that come in well under $300,000.
This is a question I hear a lot, and the honest answer is: it depends on what you are moving toward. If you are coming from New Jersey, New York, or Pennsylvania and you want the coastal Carolina lifestyle, lower taxes, and a real sense of quiet without paying $600,000 or more for a beach house, Bolivia makes a strong case.
Brunswick County has no personal property tax on vehicles, which is one of the first things Northeast transplants notice when they register their cars. North Carolina also has a Homestead Exemption available to residents 65 and older and disabled homeowners that reduces the assessed value of a primary residence for property tax purposes. That matters when you are on a fixed income and comparing your total annual cost of living to what you were paying up north.
What takes adjustment is the pace. There is no Whole Foods, no quick hop to a major airport, and no dense downtown. The nearest airport with real service is Wilmington International, about 25 to 30 minutes away. Myrtle Beach International is roughly 45 minutes south and often offers lower fares. For most buyers I work with who end up in Bolivia, the trade-off is exactly the point.
Winding River Plantation gets mentioned most often. It sits on the banks of the Lockwood Folly River and includes a golf course, community center, tennis, pickleball, and a private oceanfront club at Holden Beach. Homes there have been listing in the $634,000 to $665,000 range recently, with some resale opportunities below that.
Palmetto Creek is a gated community with a natural setting, kayak launch, pool, and fitness center. Recent sales there have been in the $480,000 range, with active listings spanning a wider range depending on lot type and build quality.
River Run Plantation is smaller and quieter, with riverfront marina access and a more private feel. Grande Palms and Bella Point are additional options for buyers who want a subdivision but prefer a smaller-scale community.
If you are building new, Bolivia and the surrounding area still have active new construction from regional builders, which is increasingly rare in the beach towns where available lots are scarce.
Based on May 2026 RPR data, the median days in RPR for sold listings is 110. That is longer than peak market years, and it reflects a market that has normalized. Homes are not flying off the shelf, but sellers who price correctly are still closing at nearly full list price. The sold-to-list ratio of 98.89% tells you that well-priced homes are not sitting and accumulating price cuts. Buyers have more time to make decisions, but they are not getting deep discounts.
Pending activity picked up in May, with 45 new pending listings at a median list price of $346,000, up 31.8% month over month. That suggests buyer demand is active, particularly in the mid-range price band.
Bolivia is inland, which is one of its practical advantages over the beach towns. Flood zone exposure is significantly lower here than in oceanfront or canal-adjacent communities in Sunset Beach or Ocean Isle Beach. That said, flood zone designations are property-specific, and any buyer should confirm the FEMA flood map designation for a specific address before closing. Your lender will require a flood zone determination regardless, but it is worth pulling that information early so you are not surprised during due diligence.
Flood insurance costs and availability have changed significantly across Brunswick County in recent years. Even in minimal-hazard zones, some buyers are choosing to carry coverage. That is a conversation worth having with a local insurance agent who writes policies in Brunswick County specifically.
Bolivia is one of those areas where the value is real and the inventory is deep enough that buyers have actual choices. Whether you are looking at a resale home under $300,000, a golf community in the $500s, or a build lot with room to design your own floor plan, the options are there.
