Leland is the largest town in Brunswick County, NC. It sits about 10 minutes from downtown Wilmington, just across the Cape Fear River. Buyers come here for newer homes, golf communities, and Brunswick County's lower tax rate. I'm Danielle King, a REALTOR® with Realty ONE Group Dockside, licensed in NC and SC. Here's what you should know before you buy in Leland.
Leland is in Brunswick County, North Carolina. It sits at the county's northeast corner, right across the river from Wilmington, which is in New Hanover County. That means you can live in Brunswick County and still be minutes from Wilmington jobs, shopping, and the airport.
Fast. Leland grew from about 22,900 residents in 2020 to about 33,000 in 2024. That's a 44% jump in four years. Brunswick County as a whole is the fastest-growing county in North Carolina. Much of that growth is new neighborhoods along US-17 and US-74/76.
| Leland market snapshot | Number | As of |
|---|---|---|
| Typical home value | $389,119 | May 2026 |
| Median sale price | $375,167 | April 2026 |
| Median list price | $412,167 | May 2026 |
| Median days to pending | About 40 days | May 2026 |
Values were nearly flat over the past year, up about 0.3%. List prices sit above sale prices, so there is room to negotiate on many homes. Well-priced homes in popular neighborhoods still go under contract fast.

These are the Leland neighborhoods buyers search for most:
Each neighborhood has its own HOA fees, rules, and amenity dues. I'll get you the HOA documents before you commit, so there are no surprises.
Yes. Leland has a lot of new construction, from townhomes to single-family homes in master-planned communities. If you buy new, bring your own agent on the first visit. The builder's sales rep works for the builder. I can review the builder contract with you and help you compare incentives across communities.
For fiscal year 2026-27, the Brunswick County rate is $0.34 per $100 of assessed value. The Town of Leland rate dropped to $0.25 per $100, down from $0.27. Together that's about $0.59 per $100.
For example, a $400,000 home in town limits pays about $2,360 a year in combined county and town property tax. Some addresses may have other fees, so check the exact property.
Some parts can. Leland sits along the Brunswick and Cape Fear rivers, and low areas near the water carry higher flood risk. Many neighborhoods are on higher ground. Check the flood zone for every address, and get an insurance quote during your due diligence period. I pull the flood zone and any elevation certificate for you.
Public schools in Leland are part of Brunswick County Schools. School assignments are based on the home's address, and lines can change as the area grows. Check the address with Brunswick County Schools before you buy.
It depends on the address. Parts of Leland are served by H2GO, and other areas are served by Brunswick County Utilities. I confirm the provider and whether the home is on sewer or septic before you close.
Many buyers like Leland for its newer homes, golf communities, and quick drive to Wilmington. It depends on what you need. I'm happy to walk you through commute times, neighborhoods, and prices so you can decide.
Often, yes, on taxes. Brunswick County's $0.34 rate is lower than many nearby counties. Home prices vary by neighborhood, so compare the exact homes you like.
About 30 to 40 minutes to Oak Island and other Brunswick County beaches, depending on traffic and which beach you choose.
Yes. Land and lots come up in and around Leland. Check zoning, utilities, flood zone, and any HOA rules before you buy a lot.
Yes. Many of my buyers are relocating. I do live video tours, send inspection photos and notes, and use e-signing so you can buy without flying in more than once.

Call or text me with the neighborhood you like and your timeline. If you're selling, see what your home is worth.
