OCEAN ISLE BEACH
COST OF OWNING
Last updated October 2026
THE SHORT ANSWER
Beyond the mortgage, plan for county and town property tax, insurance, utilities, and a town fire fee. Insurance usually means a flood policy and wind coverage, plus a homeowners policy. Canal lots also pay a yearly dredging assessment, and some neighborhoods have HOA dues.

What are the property tax rates in Ocean Isle Beach?
For FY 2026-27, the combined rate is 47.2 cents per $100 of assessed value. That is two rates added together:
- Town of Ocean Isle Beach: 13 cents per $100. The town’s FY 2026-27 adopted budget, adopted June 9, 2026, kept this rate.
- Brunswick County: 34.2 cents per $100. The county lists this rate for FY 2025-26, and news reports on the FY 2026-27 county budget say it stayed the same.
That works out to about $472 a year for every $100,000 of assessed value. Your bill is based on the county’s assessed value, not the price you pay.
The town says annual tax bills are due September 1 and become past due after January 5. Town tax payments go to the Ocean Isle Beach Tax Collector at 910-579-2166.
What fees show up besides property tax?
Every owner should expect a fire fee, and canal lot owners also pay a dredging assessment.
- Fire fee. Brunswick County uses fire fees, not a fire tax rate. The town’s FY 2026-27 budget says the fire fee committee recommended keeping the town’s fire fees the same. Ask the town for the exact fee on the home you want.
- Canal dredging. The town has special tax districts for its concrete canals and natural canals. They pay for a maintenance dredging program.
For FY 2026-27, the adopted budget lists these canal assessments with state grant help:
- Concrete canal district: $5.74 per linear foot, or $287.11 per fifty-foot lot
- Natural canal district: $8.00 per linear foot, or $400.14 per fifty-foot lot
The budget also lists much higher amounts without the grant. If you are looking at a canal home, ask the town which district the lot is in and how the grant status affects future years.

What insurance do you need in Ocean Isle Beach?
Most owners carry a flood policy, wind and hail coverage, and a homeowners or dwelling policy. Here is how each one works:
- Flood. FloodSmart says if you own a home in a high-risk zone and have a government-backed mortgage, you must buy flood insurance. For a single home, NFIP covers up to $250,000 for the building and up to $100,000 for contents. Most new policies take 30 days to start. FEMA says there is no wait when you buy the policy as part of getting your mortgage.
- Wind and hail. The island is south and east of the Intracoastal Waterway. That puts it in the “beach area” served by the North Carolina Insurance Underwriting Association, also called the Coastal Property Insurance Pool. It is a market of last resort when regular companies will not write coverage. It does not sell flood insurance.
- Homeowners or dwelling policy. This covers things like fire and liability.
Check the flood risk for any address at flood.nc.gov. Then get written quotes for all three policies before your due diligence period ends.
How much are water and sewer in Ocean Isle Beach?
The town bills water and sewer every two months, with a base charge plus usage. The FY 2026-27 budget and the town’s rate page list these in-town charges:
- Water: $30.00 minimum every two months, plus $6.37 per 1,000 gallons
- Sewer: $40.00 minimum every two months, plus $4.87 per 1,000 gallons
The minimums include zero gallons, so you pay them even when the home sits empty. The town also lists a 10% late fee. If you plan to rent the home, usage will rise with guests.
What about trash carts and HOA dues?
The town supplies one trash cart and one recycling cart, and rentals may need more. The town’s sanitation rules set cart counts for rental homes by bedroom count. A rental with 5 to 7 bedrooms needs 2 trash carts and 1 recycling cart, for example. Owners pay for the extra carts. The town lists an extra trash cart with pickup at $139.08 per year and an extra recycling cart at $100.80 per year.
HOA dues depend on the neighborhood, and some homes have none. Ask for the HOA budget, rules, and any planned assessments before you sign.
