SUNSET BEACH
ISLAND OR MAINLAND
Last updated October 2026
THE SHORT ANSWER
Buy on the island if being steps from the sand matters most and you are ready for higher flood risk and more insurance work. Buy on the mainland side if you want more choices in home and lot types and a simpler insurance picture. Either way, check the exact address for its flood zone and whether it is inside Town of Sunset Beach limits.
I have worked in real estate since 1995, and I am licensed in both North and South Carolina. Island or mainland is one of the first choices Sunset Beach buyers make. I like to lay out the trade-offs plainly, so the decision rests on facts instead of a feeling on a sunny day.
What is the difference between the island and the mainland in Sunset Beach?
The island is the barrier island on the ocean, and the mainland side sits across the Intracoastal Waterway. You reach the island by the high-rise bridge. The Town of Sunset Beach covers parts of both.
The town’s CAMA land use plan describes the two areas this way:
- Island. Nearly the entire island is built out. Lots tend to be smaller.
- Mainland. A mix of homes and businesses, with several golf courses taking up a large share of the land.
The plan also set different building height limits for the island and the mainland. Ask the town’s Planning and Zoning department for the current limits before you plan to build or add on.
Is the Sunset Beach island in a flood zone?
Yes, and oceanfront lots can fall in a VE zone, which FEMA calls a high-risk coastal area with storm waves. The town’s land use plan identifies VE zones as the ocean high hazard flood area. Other island lots may be in an A zone or a lower-risk X zone.
The mainland is not automatically low risk. Lots near marsh, creeks or the waterway can also be in a high-risk zone. Here is what the zones mean for a buyer:
- A and V zones. FEMA says flood insurance is mandatory for federally backed mortgages in these high-risk areas.
- X zones. Flood insurance is your choice. FEMA notes that about 1 in 3 flood claims come from moderate and low-risk zones.
Look up the exact address at flood.nc.gov and ask for the elevation certificate. Building near the ocean beach also brings state CAMA permit rules for ocean hazard areas.

How is homeowners insurance different on the island?
The island is in the state’s “beach area,” and the mainland side is in the “coastal area.” That affects what the NC Insurance Underwriting Association, also called the Coastal Property Insurance Pool, can offer when regular companies will not.
- Beach area (island). This is land south and east of the Intracoastal Waterway. The pool offers homeowner, dwelling fire and wind and hail policies here.
- Coastal area (mainland Brunswick County). The pool offers homeowner and wind and hail policies. It does not offer its fire policies in this area.
Flood insurance is separate on both sides. The NC Department of Insurance says homeowners policies do not cover flood damage. Federal flood coverage comes through the National Flood Insurance Program, and your agent can tell you about private options. Ask an insurance agent to quote all of your coverage for the exact address before your due diligence period ends.
Does a mainland home get Sunset Beach town perks like beach parking?
It can, if the home is inside town limits and pays Town of Sunset Beach property tax. Island parking is paid from April 1 to October 31, 9 a.m. to 5 p.m. For 2026, property owners who pay town property taxes can get up to two free seasonal parking passes.
The town checks eligibility through your Brunswick County tax parcel. “Sunset Beach” must show on your tax bill. Do not rely on the mailing address. Look at the tax bill or ask the county tax office before you buy.
Long-term renters no longer get free resident passes. If you plan to rent the home out, your tenants will not get them through you.
Can I rent out a Sunset Beach home short-term?
Check the town zoning rules and any HOA covenants for the exact property. I could not confirm a Town of Sunset Beach short-term rental ordinance for this post, so call the town’s Planning and Zoning department.
Some state rules apply everywhere in North Carolina:
- State law, G.S. 160D-1207, stops local governments from making owners register residential rentals. Towns can still regulate rentals through zoning.
- The NC Department of Revenue taxes the rent from short-term accommodations. A property manager or tax professional can explain what you collect and file.
- HOA rules on the mainland side can limit rentals, even where the town does not.
Frequently Asked Questions
Is all of Sunset Beach on the island?
No. The Town of Sunset Beach covers the barrier island and land on the mainland side of the Intracoastal Waterway.
Do I need flood insurance on Sunset Beach island?
If the home is in an A or V zone and you use a federally backed mortgage, yes. Even in an X zone, get a quote, because a homeowners policy does not cover flood.
Is the mainland side of Sunset Beach in the NC beach insurance area?
No. The beach area is south and east of the Intracoastal Waterway. Mainland Brunswick County is in the coastal area, which has different pool coverage options.
Do mainland owners get free Sunset Beach parking passes?
Yes, if the home is inside town limits and pays Town of Sunset Beach property tax. Owners can get up to two free seasonal passes.
