SUPPLY

UNINCORPORATED LIVING

Last updated October 2026

THE SHORT ANSWER

No. Supply is an unincorporated community in Brunswick County, not an incorporated town. If a home sits outside every town limit, you pay Brunswick County property tax with no town tax added. The county also handles zoning and many services. One catch: a Supply mailing address does not always mean the home is outside a town, so check the exact parcel.

I am a REALTOR® licensed in both North and South Carolina. I started in real estate in 1995 in the Poconos of Pennsylvania, and the first thing I learned there still holds: the mailing address and the taxing district are two different things. Here is how that plays out in Supply.

01

Is Supply NC an incorporated town?

No, Supply is not an incorporated town. Brunswick County lists Supply on its map of unincorporated communities. There is no Town of Supply and no town tax.

Supply is still a real place with a real ZIP code, 28462. Brunswick Electric Membership Corporation has its headquarters on Ocean Highway West in Supply. So does a lot of county business. But the area itself is governed by Brunswick County.

02

Does a Supply address mean the home is outside town limits?

Not always, so check the parcel before you make an offer. The 28462 ZIP code is shared. The Town of Holden Beach uses 28462 for its town hall. The Town of Varnamtown uses it too.

That means a listing that says “Supply, NC” could sit inside an incorporated town. If it does, town taxes and town rules may apply. Here is how to check:

  • Look up the parcel in Brunswick County’s tax records. The record shows which tax district the property is in.
  • Ask the county Planning department. Brunswick County says staff can help you find the zoning of a property you own or want to buy.
  • Ask your agent to pull the last tax bill. It shows every rate and fee charged to that parcel.
03

What property taxes do you pay in unincorporated Supply?

You pay the Brunswick County rate and no town rate. The county rate was 34.2 cents per $100 of assessed value for the year that ended June 30, 2026. Local news reports on the FY 2026-27 county budget say the county kept that same rate.

Here is a simple example. A home assessed at $300,000 would owe about $1,026 a year in county property tax at that rate. Homes inside a town pay the county rate plus the town rate.

Two more items can show up on the bill:

  • Fire fees. Brunswick County funds its fire districts through fire fees, not a fire tax rate. Supply has its own fire district. Local reporting describes the fee as based on heated square footage for homes. Ask for the exact amount on the property you want.
  • HOA dues. Many Supply neighborhoods have one. When I checked MLS listings in September 2026, Oyster Harbour HOA dues ran about $1,734 to $1,831 per year. An HOA is a private cost, separate from taxes.

Who handles zoning in Supply?

Brunswick County does, through its Unified Development Ordinance. The county UDO covers land, water, and buildings that are outside the planning area of any town. That includes unincorporated Supply.

The county Planning department handles zoning, subdivisions, and minor CAMA permits in those areas. For a buyer, this matters in two ways:

  • What you can build or add on your own lot, like a shop, pool, or fence.
  • What could be built on the open land next to you.

Brunswick County has been working on updates to its UDO. If zoning matters to your plans, ask Planning about the current rules for that parcel. Also read the HOA covenants. In many Supply neighborhoods, the covenants are stricter than county zoning.

05

Who provides water, sewer, power, and trash in Supply?

Most services come from the county or a co-op, not a town. Here is the usual setup, but confirm it for the exact address:

  • Water and sewer. Brunswick County Public Utilities provides water and sewer service and handles new service applications. Its office is on Grey Water Road in Supply.
  • Septic. Some homes are not on county sewer. Brunswick County Environmental Health handles septic permits and repair applications. Ask for septic records on any home that has one.
  • Electric. Brunswick Electric Membership Corporation is a member-owned co-op. It serves Brunswick, Columbus, Bladen, and Robeson counties. Ask the seller for a recent bill to confirm the provider for that address.
  • Trash. Brunswick County says property owners and residents get a 96-gallon trash container collected once a week. The county lists GFL Environmental at 910-253-4177 for pickup days.
