It's next to Southport, but it's its own town. St. James was incorporated as a separate town, and most homes inside it are in St. James Plantation. Many St. James homes still use a Southport mailing address, which is why buyers often search "St. James Plantation Southport NC."

  • Oak Island: about 15 to 20 minutes

St. James had about 6,500 residents in the 2020 Census and about 7,300 in the 2025 estimate. It covers about 9 square miles.

The typical home value in St. James was about $684,000 in August 2026, based on Zillow data. That's well above the Brunswick County typical value of about $404,783. Prices depend on the home type and location. Townhomes and villas cost less. Golf-front, water-view, and custom homes cost more.

What are property taxes in St. James NC?

Very low for a town. For fiscal year 2026-27, the Town of St. James rate dropped to $0.05 per $100 of assessed value, after the town ended its one-cent disaster recovery tax. The Brunswick County rate is $0.34 per $100. Together that's about $0.39 per $100.

For example, a $650,000 home pays about $2,535 a year in combined county and town property tax. POA dues are a separate cost.

Can I rent out a home in St. James?
