SOUTH CAROLINA
CLOSING TIMELINE
Last updated October 2026
THE SHORT ANSWER
Most financed home purchases in South Carolina close in about 30 to 45 days. Cash purchases can close in 1 to 2 weeks. South Carolina requires an attorney to handle residential closings, and the timeline depends on the loan, the appraisal, the title search, insurance and any HOA paperwork.
How Long Does a Typical SC Closing Take?
| Type of purchase | Typical time to close |
| Mortgage (conventional, FHA, VA) | About 30 to 45 days |
| Cash | About 1 to 2 weeks |
| New construction | When the home is finished, plus the lender's final steps |
These are common timelines, not rules. Your contract sets the closing date.
Why Does South Carolina Require a Closing Attorney?
South Carolina is an attorney-closing state. The SC Supreme Court requires a lawyer to oversee the title search, closing documents, the closing itself, recording the deed and paying out the money. The buyer usually picks the closing attorney.
What Happens Between Contract and Closing?
- Earnest money goes to the escrow holder named in the contract.
- Inspections happen during your inspection period.
- CL-100 wood infestation report. Lenders and attorneys usually want it dated within about 30 days of closing.
- Appraisal is ordered by the lender.
- Title search is done by the closing attorney.
- Homeowners and flood insurance are bound before closing.
- HOA documents and estoppel letter are ordered if the home is in an HOA.
- Closing Disclosure must reach you at least 3 business days before closing on a loan.
- Closing day. You sign, funds move, and the deed is recorded with the county.
What Can Delay a Closing in SC?
- A low appraisal that means renegotiating price or bringing more cash
- Title problems, like old liens, missing heirs or estate issues
- Coastal insurance. Wind and flood quotes can take time near the water.
- HOA estoppel letters that come back slowly
- Lender conditions, like extra paperwork or job verification
- An expired CL-100 that has to be redone

What Do You Need to Do After Closing in SC?
If the home will be your main home, apply for the 4% legal residence rate with the county assessor. Without it, the home is taxed at the 6% rate used for second homes and rentals, which can make your tax bill much higher. In Horry County you will need things like your SC driver's license, SC vehicle registration and tax returns. Ask the assessor for the current deadline.
