LITTLE RIVER
FLOOD INSURANCE
Last updated October 2026
THE SHORT ANSWER
If the home is in a FEMA high-risk flood zone and your mortgage is government-backed, flood insurance is required. In a lower-risk zone, it is your choice. Either way, a standard homeowners policy does not cover flood damage, so get a flood quote on any Little River home before you commit.
Is Little River SC its own town?
No. The U.S. Census Bureau lists Little River as a census designated place, which it describes as an unincorporated community. That means Horry County, not a town hall, is usually where you go for flood maps and floodplain rules.
A Little River mailing address does not always tell you which local government covers a lot. Confirm it with Horry County for the exact property you are looking at.
How do I check the flood zone for a Little River address?
Look up the exact address with Horry County’s free tools, or call the county. Flood zones can change from one lot to the next, so do not go by the neighborhood. Here is where to look:
- Horry County flood map. The county links to its online flood map and other tools on its FEMA Flood Maps page.
- Map Your Move. The county’s Map Your Move tool is listed on the same page.
- FEMA Flood Map Service Center at msc.fema.gov.
- Call the county. Horry County’s Flood Hazard Reduction Control Officer is at (843) 915-5090. The county says it can help with flood zone questions, elevation certificates and flooding history for a property.
Ask for the elevation certificate if one exists. Your insurance agent will want it to quote the policy.
When is flood insurance required in Little River?
It is required when the home is in a high-risk zone and the mortgage is government-backed. FEMA’s FloodSmart site says flood insurance is mandatory in these cases in communities that take part in the National Flood Insurance Program (NFIP).
- High-risk zones start with A or V. V zones are coastal areas with added risk from storm waves.
- Moderate and lower-risk zones are marked B, C or X. FEMA does not require coverage there, but it recommends it.
If you pay cash, no lender can make you buy a policy. You would be paying for any flood repairs yourself.

How much does NFIP cover, and how fast does it start?
For a house with one dwelling unit, NFIP covers up to $250,000 for the building and up to $100,000 for contents, and most new policies start after 30 days. FEMA lists a few exceptions to the wait:
- No waiting period if you buy the policy when you make, increase, extend or renew a mortgage loan.
- A one-day wait if a new flood map moves the building into a high-risk area and you buy within 13 months of the map change.
You buy NFIP coverage through an insurance agent. If your agent does not sell it, FEMA’s NFIP Referral Call Center is at 800-427-4661. The SC Department of Insurance points out that hurricane season starts June 1, so do not wait until a storm is coming to shop.
Is Little River in the SC wind pool area?
It depends on which side of U.S. 17 the home sits. State law sets the coverage area for the South Carolina Wind and Hail Underwriting Association, often called the wind pool. In Horry County, that area includes all land east of U.S. Highway 17 or Bypass 17, whichever is farther west.
The law also lets the state’s Director of Insurance expand the area for set periods, up to all of Horry County. So ask your insurance agent whether a specific address qualifies today.
The wind pool sells wind and hail coverage for homes when the regular market is hard to find. It is not flood insurance. Many coastal owners end up with three policies: homeowners, wind and hail, and flood. Ask for all three quotes together so you see the full cost.
What SC Department of Insurance resources can help?
The SC Department of Insurance has flood insurance FAQs and runs a hurricane mitigation grant program.
- Flood FAQs. The department’s flood insurance FAQ page explains that homeowners policies do not typically cover flood.
- Mitigation grants. State law sets up the South Carolina Hurricane Damage Mitigation Program inside the department. Its grants help owners in coastal counties strengthen a primary home against wind, with work like roof upgrades, impact-rated openings and shutters. The home must be owner-occupied. When I checked in October 2026, the grant program page said it was not taking applications, but you can sign up for notice of the next opening.
